Outcome/Results: 3 beachside adjoining properties. Properties have open plan living spaces, double height ceilings, high specification finishes, sky bridges in the roof apexes complete with a crow's nest – perfect for watching the surf.

Brief: Demolish outdated bungalow. Replace with modern family home making the most of elevated views and light.

Outcome/Results: Detached 4 bedroomed property fit for 21st Century living.

Goonown

Architect: Milestone Developments Ltd

Brief: This project consisted of 4 new builds, where individual purchasers were able to select from a range of locally supplied flooring, kitchen, and tiling finishes.

The houses were traditionally constructed with block and stonework, had natural slate roofs and timber cladding on the first floor externals.

Outcome/Results: Select development of 4 detached houses backing onto open fields and views towards the coast.

Brief: Demolish 3 bed bungalow, landscape area to accommodate modern property with tennis courts.

Build specifics: The building was designed with huge areas of large glass windows to take full advantage of the surrounding views and make optimal use of the light. These large glass windows also allow the building to be very economical in terms of heating, which is fully controlled by a high specification eco system. Locally sourced Cornish stone

Outcome/Results: 5 double bedrooms all with en-suite, a games room, cellar, bar, two lounges, a large kitchen and an open plan living room area and communal hall.

Jupiter

Architect: Atlier 3

Brief: Rebuild

Build specifics: The clients background in the yacht industry lent itself considerably to the style and design of this property. Attention to detail was key to achieve the desired look.

Maranantha

Architect: Atlier 3

Brief: This project started as an original 1970’s 3 bedroom bungalow that was in a state of disrepair.

Build specifics: We took the roof off and all internal walls out, only leaving the four outside walls of the original property and making them good.

Outcome/Results: We completely transformed this shell into a stunning 5 double bedroom house of a very high specification with a huge living area on the upstairs with extensive outdoor balconies.

Additionally, we undertook landscaping for the entire property to bring the outdoor space up to the high standard of the house.

Polstein

Architect: Studio Arc

Brief: This project consist of 17 homes, 6 affordable and 11 open market.

Within the project we excavated an old mine shaft and worked along side West Country mines & engineers to come up with solution to stabilise the ground.

Sea Road

Architect: Create Design

Brief: To demolish existing build and replace with 5 luxury apartments overlooking Carlyon Bay.

Build specifics: Modern open plan living.

Outcome/Results: En-suite bedrooms, walk-in wardrobes and balconies that offer panoramic views across St Austell Bay.

The Shore

Architect: Laurence Associates

Brief: Site is of historic national importance due to lying within the boundary of a medieval settlement and burial round dating from 850 to 1050 AD. To liaise with Historic England to ensure anything of importance is preserved and recorded. To replace existing timber chalets with 7 luxury homes.

Build Specifics: Due to this development being built on sand, we had to construct reinforced concrete walls to retain a backfill of sand. All the properties were constructed with steel frame to maximise open plan living and create counter levered balconies. The properties have mono-pitched green sedum roofs.

Outcome/Results: 7 luxury homes with sea views.

St Peter's Church Rooms

Architect: Studio Arc

Brief: To convert a historic church in Port Isaac into two luxury dwellings.

Build specifics: The historic building is located in a prominent position within the Port Isaac Conservation Area.

Outcome/Results: Designed and built sympathetically to its original features, ensuring the special character and appearance of the original building was maintained.
